I did not intend to imply that all the buildings between the WTC and the harbor should be demolished. One could have a memorial nearby the old WTC site without being contiguous with it. That would free up the old site for new buildings to be used for commerce.
Using the old material would preserve the old towers as much as possible. And, most importantly, it would preserve the remains of the victims who were never found.
