Sometimes it works better for the garage to be above the living area. Many mountain homes do this because a road borders the lot on the high side, and the views tend to be in the direction of terrain slope anyway. You could have living space below and above, with transition at the garage level. You might be able to reduce your excavation and driveway grading.
