Designers in the Chicago area have the beginning salary in the range of around 35,000/hr +-. If you are looking to pay someone by the year.

If you are looking for a rate for your fee, base it on the percentage of construction cost...such as 5-6%. So if you are designing through full construction documents, you can charge $5-6000 on a $100,000 project and then charge hourly on construction administration services if requested. It all depends on the complexity of the project and how much work you are putting into the design and CD phase.

The AIA has all the contracts you should need including Owner/ Architect Contracts etc...that is, if you are a registered architect and AIA member.
