The difference is that archicad is a program that is easier for someone who dont know anything about 3d , what you are making in plan you are making it instantly in 3d.

3d Viz is a better option if you can make the 3d construction in autocad, I dont Know if you know how to use autocad but if you know it you only have to make the construction in autocad and the import it with the command 3dsout to 3d viz, in 3d viz you have more options of libraries for architecture, 3d viz is a program designed for architects. 3d viz have a good rendering and more effects for realistics results.

I expect this can resolve a little bit your questions.
