These are 4 porches (about 4years old at time of photos) constructed and repaired by a local builder and unlicensed architect after one of the porches collapsed and someone was injured. Pages 6 and 7 are pictures of 3 of the 4 porches after repair and approval by the Village's Inspector, even though they are unsafe and do not meet code (In my and a several professionals opinion). The unlicensed architect also built the 3500+ Sq. Ft. Homes of the Mayor and the Community Developers Director in this Village , although probably not as poorly, explaining why the Inspector would pass the porches over our objections.

Money is involved on that construction. Sometimes inspector didn't care about it as long as they receive some money from the builder.
With regards to a stair details as well as the connection of stringer all of them are wrong. Maybe the unlicensed architect don’t have enough experience in the field of construction or he just only a draftsman.
Suggestion: SUE them all!

The problem has been well documented. . .!

No competent and honest carpenter would have executed this "design."

Even though that is documented... the architect/designer should give the client correct details of the said drawings. Carpenter is just only a follower whatever details they have from the architect/designer. Unlicensed architect is not a problem as long as they know what they are doing.

"Unlicensed architect is not a problem as long as they know what they are doing"

It is a problem when the law requires a license.

"No competent and honest carpenter would have executed this "design.""

There was no design for the porches on the plans, just a general sketch without details. The "carpenter" that built the porches was not a carpenter but a siding installer (not good at siding either) and this was his first shot at porches.

Update: The unlicensed arcitect is be investigated by the State and is looking at HUGE fines and possible jail time(there's a lot more that just the porches). Apparently he has been doing this for over ten years.

Interesting. Latent problems are sometimes revealed when TWO things go wrong at once; in this case, if I understand correctly, the bad work of the unlicensed architect was combined with the bad work of the ill-chosen workman, resulting in a truly despicable stair !

Thanks for the "case study" of a construction nightmare. . .

Criminal in some States but okay by others? No wonder the whole industry is in chaos...!
