You are on the right track. The Eye tool is where you are looking from. The Look tool is your point of interest.
Click on the Look tool and set the coordinates to (in your case) X=10, Y=20, and Z=5. Then click on the Eye tool and set its coordinates to X=30, Y=40, and Z=15. This should get the view you want.
Also, if you want to set a two-point perspective, just set the Z value of the Eye and Look tools to the same number.
