If you are using 3DSMAX:

1. Select the object, apply Edit Mesh modifier / Sub object and select the face. Apply unique ID to it (5 for example).

2. Go to Material editor and create new material - Multi/Sub object.
Apply the material to the object. You have to select fifith map / Diffuse color / Bitmap. The fifth map (depends of the face ID) is applied to the selected face.

3. Don't forget to apply Mapping coordinates to the face / entire object.
