I like your model very much. As for the real estate people. I could see that doing a sort of conceptual take off is easier with elevations and as others have said, the point of view might be adjusted for these things.
As for models versus rendering.. one friend of mine had a lot of trouble showing a model drawing to clients. They were revulsed by the plain look and couldn't see the form for the flatness. He did better with rough hand drawn sketching. So for some, the addition of rendering can make a big difference.
